One fixed price for the whole job, in writing within 48 hours of your OK on the scope. To plan ahead, here are typical mid-range GTA budgets before HST. Keep 10–15% aside for surprises behind the walls.

Not without your signature. In Ontario, a final bill can legally come in up to 10% over the estimate. Our price is fixed. If we find damage behind a wall, we stop, show you, and price the fix in writing before we do it.

You get a finish date in writing before we start. One team does every trade, so there’s no waiting weeks for the next one. If we finish late, we take $100 a day off your final payment, up to all of it. Delays from changes you ask for, permit waits or late payments don’t count.

10% to book: the amount Ontario’s consumer protection office recommends. You pay for your materials when we order them (stock items like flooring and tile: when they arrive), then for each stage as it starts. Never more than one stage ahead.

No, we don’t lend money ourselves. Your bank or credit union can, often at a lower rate than credit cards or unsecured loans. With a home equity line of credit, you only pay interest on what you use, so it fits our stage payments: draw for each stage as it starts. Our written scope and fixed price are ready to show your lender.

Yes. We carry $2 million in liability insurance. One team handles every stage, from demolition and drywall to tile, flooring, cabinets and painting. Electrical, plumbing and gas work is done by licensed trades, as Ontario law requires. Our workmanship has a 5-year written warranty.

Often, yes. Moving or adding plumbing, adding or removing walls, a basement entrance or a second unit need a building permit. Swapping fixtures in place, new cabinets, or a basement finish with no new plumbing or wall changes usually don’t. Most electrical work also needs its own permit from the Electrical Safety Authority (ESA). Any permits your job needs are part of our work.
